The Masterplan: Reimagining Fort Frances

BMI is collaborating with Scatliff + Miller + Murray and Sputnik Architects to create a precinct-based master plan that redefines the former mill lands as vibrant, mixed-use neighbourhoods.

Our preliminary, award-nominated, environmental work lays the foundation for this transformation. Guided by expert consultants, the work ensures the site’s safe redevelopment, supporting both ecological health and sustainable economic revitalization.

This work is aligned with the Fort Frances International Bridge, jointly owned by Aazhogan, a limited partnership between the BMI group and the Rainy River First Nations Council. Together, we aim to elevate the waterfront as a place of reception and reconnection with the town.

The Vision

Built around the marketplace, wellness, enterprise, gateway, and waterfront districts, the plan contributes to the growth of Fort Frances, its potential as a destination, and its status as a regional centre.

Environmental Highlight

Remediate and Refocus

Environmental remediation is vital to restore land health and ensure safe, sustainable development. This includes soil and groundwater cleanup, contamination removal, and environmental monitoring.

The environmental work already completed allowed the former Portage Warehouse to be redeveloped into a modern office for Giishkaandago'ikwe Health, an Indigenous-led organization providing culturally grounded health care.

This community-driven project earned BMI its third consecutive Brownie Award nomination, recognizing leadership in brownfield remediation and sustainable redevelopment.

Community Wellness

The South Block, part of the Wellness District, features plans for the Wellness Precinct Centre of Excellence (WPCE), which will expand health care and residential facilities, making this precinct a key hub for community wellness.
